PUBLIC NOTICE NOTICE OF MORTGAGE FORECLOSURE SALE STATE OF ALABAMA COUNTY OF TALLAPOOSA Default having been made of the terms of the loan documents secured by that certain mortgage executed by Frank Simmons, Audrey C Simmons to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Netbank, its successors and assigns dated October 15, 2004; said mortgage being recorded on November 3, 2004 as Instrument No. 198537, in the Office of the Judge of Probate of Tallapoosa County, Alabama. Said Mortgage was last sold, assigned and transferred to Wilmington Savings Fund Society, FSB, D/B/A Christiana Trust, as owner Trustee on behalf of CSMC 2018-RPL12 Trust by assignment recorded as Instrument No. 330430, in the Office of the Judge of Probate of Tallapoosa County, Alabama. The undersigned, Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as Owner Trustee on Behalf for CSMC 2018-RPL12 Trust, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Tallapoosa County, Alabama during the legal hours of sale (between 11am and 4pm), on September 2, 2025 the following property, situated in Tallapoosa County, Alabama, to-wit: PARCEL I: Beginning at the point where the North line of Heard Boulevard intersections the East line of the Northern extension of Evergreen Court; thence along the line of Evergreen Court North 0deg. 46' East a distance of 37.94 feet to an iron pin; thence South 81deg. 54' East a distance of 87.58 feet to an iron pin; thence South 15deg. 51' East a distance of 70.98 feet to an iron pin on the North line of Heard Boulevard; thence along the North line of Heard Boulevard North 68deg. 11' West a distance of 114.71 feet to the Point of Beginning, said parcel being approximately 4,875 square feet in area.
